Starting base salary: $85-120K

Summary
Here is a growing custom architectural millwork project / senior project manager to successfully execute project to client, company, and industry standards. The PM will have jobsite supervisors and assistant project managers reporting to them and will be reporting themselves to the Operations Manager.

Responsibilities
Project Management:
-Obtain client project schedules and provide critical scheduling information and updates to the Director of
-Provide scheduling information, coordinate deliveries, and assist in hiring decisions.
-Report project status to the VP Millwork Division and Millwork Operations Manager.
-Participate in project meetings and provide feedback to various departments.
-Communicate scheduling and production timelines to clients and vendors.
-Obtain and provide field dimensions to engineering and production.
-Manage jobsite documentation, quality control, and climate control.
-Ensure achievement of client delivery milestones.
-Verify site requirements and jobsite conditions.
-Oversee pre-punch and final punch lists.
Document & Materials Management:
-Manage and update plan sets and specifications.
-Set delivery times, receive and document materials, and ensure safe storage.
-Submit and track RFIs and utilize client-provided project management platforms.
-Ensure timely delivery based on project needs and arrange manpower for material handling.
Project Submittals and Shop Drawings:
-Review and redline submittal drawings.
-Maintain submittal logs and transmittal records.
-Send and follow up on shop drawings and samples.
Client Interaction & Vendor/Subcontractor Management:
-Obtain and submit lien waivers and ensure quality control.
-Create and negotiate subcontracts and special purchase orders.
-Manage subcontractors and ensure compliance with project requirements.
-Ensure client satisfaction, manage contract negotiations, and communicate delivery schedules.
-Handle change orders, project closeout, and insurance submissions.
-Conduct preconstruction and project meetings.
Communication & Project Financial Management:
-Maintain project profitability, review subcontractor draw requests, and track costs.
-Respond to and coordinate requests for warranty work on completed projects.
-Prepare and update monthly schedules and pay application documentation.
-Provide written weekly work plans and documentation of critical exchanges.
-Maintain active communication with project team members and clients.
