I took over an existing shop a few years ago that does mostly residential. In the past year I started working with a GC that does TI work. Small jobs in the $2k to $15k range. I have found it to be my most profitable work with almost no headaches.

How do I go about finding more GC's that do this work? Most of the commercial GC's I've contacted so far do much bigger and complex jobs. It seems like the smaller GC's that do tenant improvement don't really advertise themselves like the bigger guys so I'm not sure how to find them?

On the residential/apartment side I would think you'd want to search for every HUD, low income, slum(land)lord, in your area. I would think networking with every local supplyhouse in your area (electrical, mechanical, plumbing, lumber) would put you in contact with everyone in that loop.

In our area its usually populated with a "friends" network of yards that are in the loop, and any and all subs are people who have been a bit coached into the "insulation" trade or the painting trade, and so on.

At least here its kind of a schmooze fest. A bunch of guys who hang out, socialize, party at the bar on Tuesday, Wednesday, Thursday, and of course Fri/Sat, maybe brunch on Sunday.

If you can bare to hang in that loop you can likely be profitable with a lot of creative accounting.

Several of the king pins have been in the paper several times being investigated or even raided by the powers that be.

It seems to be a very lucrative market if you have what it takes to stick.

Networking locally would be my input. Be ready for long expensive nights of schmooze.

TI=Tenant Improvement
Market Ready=TI of existing space getting ready to lease without a tenant.

A lot of this work is relationship based between the owner / management company and a GC.

You can also follow permits locally and that will tell you where the work is being done, you may be to late for a current permit but you can go onsite and meet the super or GC and ask if you can get on their bid list.

Larger GC's will be doing larger spaces in bigger buildings, look around similar buildings to the size you are working in and see if they have an onsite leasing agent. Ask if you can get pre-qualified to work in the building.

I do larger Jobs, But that came one break room and one set of restrooms at a time.

it is the property managers not the GCs, they will tell a GC if they like you.

We have 14 or so larger 10 - 20 story commercial OBs down town, about 20 years ago when ever a front lobby security desk came up to bid or build, i trimmed the price basically to eliminate the larger competition,, I did not lose money but did not get rich. over a few years this became a calling card of reference and experience. a goot 75% of those lobbys have been my work for many years. yse i did not get rich, but i became the go to guy for a good 1000 + projects in the 5-30 k range, yes we do larger jobs yet I got in bed with a GC and a lot of PMs and mad plenty of Bank along the way.
